Growth is moving south and west, and your targeting should follow
New businesses crowd the same local searches
The region added about 11,000 employer businesses from 2017 to 2022, and Winter Garden’s 34787 ZIP added the most.
Details
From 2017 to 2022 the Orlando region added about 11,000 businesses with paid employees, and roughly three in four of them had fewer than five people. Osceola County’s business count grew fastest of the four counties, by nearly a third, and Winter Garden’s 34787 ZIP code added more businesses than any other ZIP in the region. That is a lot of new names competing for the same local searches.
Growth is moving south and west of downtown
Lake and Osceola took nearly three quarters of net migration after 2020. A radius around downtown Orlando misses much of it.
Details
Lake and Osceola counties hold under a third of the metro’s residents but took nearly three quarters of its net migration in the first years after 2020. A campaign built on a radius around downtown Orlando misses much of that. Kissimmee and St. Cloud, Clermont and Horizon West, and the Seminole County suburbs usually need their own targeting, budgets and landing pages, because a 15-mile circle on the map covers very different drives depending on which side of I-4 your crews start from.
Spanish and Portuguese each need their own pages
More than half of Osceola County is Hispanic, and Orlando and Kissimmee have one of the largest Brazilian communities in the US.
Details
More than half of Osceola County’s residents are Hispanic, many with Puerto Rican roots, and Orange and Osceola counties are home to one of the largest Brazilian communities in the US, centered on Orlando and Kissimmee. For businesses that serve those customers, ads and landing pages in Spanish or Portuguese are part of the plan, not an English page with a translate button.
Industries that matter in Orlando
Each finds and picks a business a little differently here.
Roofing and storm repair
Roofing pageFlorida requires your license number and bans gifts or deductible waivers for a roof inspection or claim.
Details
Florida requires a contractor’s license number in its advertising, and contractors may not offer gifts, rebates or deductible waivers in exchange for a roof inspection or a roof insurance claim. Ads that encourage roof claims must also carry specific disclosures about deductibles and insurance fraud. Storm work comes in bursts: Hurricane Ian in 2022 flooded neighborhoods across Orange, Osceola and Seminole counties. Ads and pages should be written inside those rules and ready to switch on before the next storm.
AC, plumbing and pool service
HVAC and plumbing pageThe rainy season, late May to mid-October, is also the hottest, when a failed AC is an urgent call.
Details
Air-conditioning, plumbing and pool contractors are licensed under the same Florida law as roofers, so the license number belongs in their ads too. Central Florida’s rainy season runs from late May to mid-October, which is also the hottest stretch of the year, when a failed AC unit is an urgent call. Campaigns for these trades need budget headroom for summer and call tracking that shows which towns the calls come from.
Dental and private practices
Dental practices pageFlorida dental ads that list a fee must call it a minimum fee, and free offers must show their dates.
Details
Independent practices compete for patients with AdventHealth and Orlando Health and with Lake Nona’s Medical City, home to the UCF College of Medicine, Nemours Children’s Hospital and the Orlando VA Medical Center. Florida’s Board of Dentistry requires any ad that lists a fee to say it is a minimum fee and to state how long it applies or honor it for 90 days, and free or discounted offers must show the dates they are available. A new-patient special on a landing page has to meet the same rules.
Real estate and new homes
Real estate pageTarget new-home areas like Horizon West and Sunbridge, and put the brokerage name next to the contact details.
Details
Large master-planned communities such as Horizon West in west Orange County and Sunbridge, which spans southeast Orange and northern Osceola counties, keep new buyers and renters arriving. Florida requires every real estate ad to include the brokerage’s licensed name, and online it has to sit next to the contact details. Agent landing pages and lead forms need that built in, and targeting by new-home area tends to fit better than targeting by city name.
Vacation-rental services
Vacation rental services pageOwners of Kissimmee and ChampionsGate vacation homes don’t live there, so ads target owners and managers.
Details
Osceola County has tens of thousands of vacation homes around Kissimmee and ChampionsGate, many of them run by professional management companies. Cleaners, pool techs, handymen and managers serving that market are selling to owners who don’t live in the homes, so targeting by the home’s ZIP code alone misses the buyer. Search ads aimed at owners and managers, plus pages that show response times and turnover capacity, do more of the work.
When demand moves in Orlando
Budgets and campaigns change before each swing, not after the leads dry up.
Campaign calendar
When budgets and campaigns change
Late May to mid-October
Rainy, hottest months. Home-service budgets peak for urgent AC and roof leak calls.
Details
Central Florida’s rainy season and its hottest months. Afternoon storms are frequent, AC repair and roof leak calls are at their most urgent, and outdoor services lose hours to weather. Budgets for home-service trades should be highest here.
June 1 to November 30
Hurricane season. Storm-response ads written and paused, live once crews can safely work.
Details
Atlantic hurricane season. Demand for routine work drops while a storm approaches, then repair work follows once it passes. Storm-response ads and pages are worth writing and pausing ahead of time, so they can go live as soon as crews can safely work.
Spring break, summer and the holidays
Theme park crowds peak. Ads near International Drive compete with visitors’ searches.
Details
Theme park crowds peak around spring break, the summer months, Thanksgiving week and late December. Restaurants, attractions and the cleaners and pool techs who turn over vacation homes see their busiest weeks, and ads near International Drive and Kissimmee compete with visitors’ searches.
What each service looks like in Orlando
Who the ads reach, what the pages say and where you show up in search.
Google Ads
Kissimmee and St. Cloud, Clermont and Horizon West, and the Seminole suburbs each get their own budget.
How we run Google AdsDetails
Separate campaigns or ad groups for Kissimmee and St. Cloud, Clermont and Horizon West, and the Seminole County suburbs, each with its own budget, so spend follows where your customers live. Spanish-language campaigns where your team can take Spanish calls, and your license number where Florida requires it.
Meta ads
Reach the roughly 1,000 new residents a week by place, in new-home areas like Horizon West and Sunbridge.
How we run Meta adsDetails
The Orlando region has long added about 1,000 residents a week, and Facebook and Instagram can reach them by place before they search. We target new-home areas like Horizon West and Sunbridge, run Spanish or Portuguese versions where they fit, and keep roofing, dental and real estate offers inside Florida’s rules.
Conversion rate optimization
Pages that carry Florida’s license, brokerage and dental fee rules without burying the call button or form.
How we do conversion workDetails
Landing pages that carry what Florida requires (license numbers, brokerage names, dental fee disclaimers) without burying the call button or the form. Spanish ads lead to Spanish pages, and each service area gets a page that names the towns it covers.
Website design
Fast phone sites with area pages from Winter Park to Clermont, and Portuguese pages separate from the Spanish ones.
How we design websitesDetails
A site that loads fast on a phone, shows your Florida license where it belongs, and has real pages for the areas you serve, from Winter Park to Kissimmee to Clermont. Real estate sites carry the brokerage name next to the contact details on every page, as Florida requires online. Businesses that serve Orlando’s Brazilian community get Portuguese pages of their own, separate from the Spanish ones.
SEO
Business Profile, area pages and reviews for the parts you serve, including Spanish searches in Osceola County.
How we do SEODetails
Local search for the parts of the metro you actually serve: your Google Business Profile, area pages, and reviews that mention the neighborhoods people search for. In Osceola County and other bilingual areas, that includes how your business shows up for Spanish-language searches.

Questions about working with us in Orlando
Ask us anything else at [email protected]. A founder replies within one business day.
Can you run ads in Spanish or Portuguese?
Yes. More than half of Osceola County’s residents are Hispanic, and Orlando and Kissimmee are home to one of the largest Brazilian communities in the US. Spanish and Portuguese need separate work: a Spanish page doesn’t serve a Brazilian customer, so each language gets its own ads and its own landing page.
What does Florida require in my ads?
It depends on your trade. State-licensed contractors, including roofing, AC, plumbing, pool and electrical contractors, must include their license number in their advertising. Contractors can’t offer anything of value in exchange for a roof inspection or a roof insurance claim. Dental ads that list a fee must say it is a minimum fee, and real estate ads must name the brokerage. We build these into ads and pages from the start, but your licensing board has the final word.
How do you handle hurricane season?
Orlando sits inland, so storm surge isn’t the main risk. When Hurricane Ian crossed Central Florida in 2022, about 14 inches of rain fell on Orlando, lakes overflowed into city neighborhoods, the Little Wekiva River flooded parts of Altamonte Springs, and Kissimmee and St. Cloud took the worst flooding in Osceola County. Storm demand here is flood cleanup and roof repair, so those ads and pages are written and paused before June 1, and spend on routine work can be cut quickly when a storm is coming and your crews will be booked for weeks. Because our fee is flat and never a percentage of ad spend, cutting or raising your budget around a storm doesn’t change what you pay us.
What does the free audit check for an Orlando business?
Whether your ads are paying for visitors. If your targeting covers International Drive and the theme park area, broad-match keywords can pick up hotel, ticket and attraction searches from people on vacation, and your search terms report shows how much of the budget went there. We also check that your license number appears where Florida requires it.
Should I target vacation-home owners who live out of state?
If owners hire you directly, yes. The person who books a cleaner, pool tech or handyman for a Kissimmee or ChampionsGate vacation home usually isn’t staying in it and may be searching from another state or country. Google Ads’ default location setting can reach people who show interest in a place without being there, so we target the areas where the homes are and write ads around owner searches, not guest ones. If most of your work comes through management companies, we aim at those managers instead.
How is the work priced?
Ongoing work is one flat monthly fee, never a percentage of your ad spend, and it runs month to month. Website builds get a fixed quote in writing. After your audit, a written proposal with your fee in dollars follows within 2 business days of asking. How our pricing works.
